UNLIMITED Tenant Communication
Communication is key in property management. Unlimited text, call, portal updates, email, and in-person communication with tenants and owners is covered.
Rent & Utility Payment Collection
We will collect rent, utility payments, and other fees owed. If payments are late we’ll reach out to tenants and send required legal notices.
Breaker thrown? Disposal clogged? If feasible, we will always try to troubleshoot maintenance issues with tenants free of charge before dispatching our team.
Experian Credit Reporting
We report tenant rent payments to Experian Rentbureau every 24 hours. These payments are incorporated into tenants’ Experian credit report, providing tenants a great opportunity to build credit.
Highly detailed monthly financial statements, maintenance reports, rent rolls, and ledgers. Searchable and stored for free and accessible 24/7 on the Owner Portal. Organized Schedule E reports for tax time.
100% Free ACH Transfers
Don’t pay for your money. Every ACH bank transfer in or out of your account is 100% free. For both owners and tenants.

We hate vacant units. We will answer endless questions and host unlimited showings until we find a high-quality tenant.
Tenant Background Screening
We vet your tenants. Detailed Eviction Records, Credit Reports and Criminal History run for all tenants as part of our evaluation process.
Our lease is unrivaled. Professionally drafted and Philly attorney-reviewed. Our custom lease will include required disclosures for legal compliance, and electronic signature.
We coordinate the key exchange, utility transfer, move-in checklist, property guide, and moving day logistics for the arrival of your new tenants.
