Our Operations Manager is also an Attorney. The only legal work he performs is for our management clients in relation to their portfolio.

We have a full-time employee clocked-in every day of the week. You can rest assured we are monitoring your property operations each day.

Tenants can call and speak to a live representative about emergency or catastrophic maintenance issues 24/7. For anything pressing- our entire maintenance team is notified immediately to respond appropriately on your behalf.

We do not own or manage any properties as a company. So there is no conflict of interest when it comes to tenant placement or maintenance response. We exist to serve you- our property owner client.

Tenants aren’t charged a processing fee to pay their rent through ACH. We cover this transaction cost. We really try to treat tenants fairly. 

Send and receive your money through our system without processing fees. We cover these costs. 

We will track and chargeback your tenants for water usage each month without an admin fee. 

If we hold a tenant’s deposit- we will complete the move-out process including returning their deposit or withholding any deductions as permitted by law and explaining in the required disposition letter- all free of charge.

Pet fees are designed to compensate for extra wear & tear and risk. You bear these costs as the owner- so you receive all the income

We split late fees 50/50. You are compensated for the delay and we are compensated for our efforts and accounting to track down the payments. 

You can end our Property Management Agency Agreement for any reason with 30 days notice. No termination fees to part ways. 

If we don’t collect rent- we don’t receive a management fee 

No minimum monthly management fees to stay on our books. We are incentivized to collect rent on your behalf- only then do we receive management fees. We want our interests aligned. 

No annual fee. Some companies do this. Not us.

Some PM Companies charge a monthly ‘Technology Fee’ around $10/mo. With Otter Property Management- industry-leading technology is included.  

We want to grow with you. As you add more properties your management fee automatically ratchets down.
